Overview of Country Knolls
Country Knolls is a residential
community of just under 1400 homes, straddling the towns of Clifton Park and
Malta in Saratoga County, New York. Roughly 1100 of these homes are located in
Clifton Park, with the remaining 300 in Malta.
Country Knolls is centrally
located in New York State’s "Capital District." It is roughly a 25 minute drive
via interstate highway (toll-free) to downtown Albany, and approximately a 20
minutes drive to either Troy or Schenectady. World famous Saratoga Springs, with
its renowned Race Track, new casino, and the Saratoga Performing Arts Center is
only 15 minutes away.
The Country Knolls community
boasts its own pool complex, which is an easy walk or bicycle ride from any part
of the development. Two parks, with tennis courts, ball field and play
equipment, are also located in Country Knolls.
The roads that wind throughout
Country Knolls are well maintained by the town highway departments and are
utilized year round by walkers and joggers. The homes are all located on minimum
half-acre lots, with a minimum 50 foot setback from the road. There are mature
trees throughout the community, and beautiful parcels of "forever wild" nature
preserves with hiking trails.
Water and sewer are both
municipal, and the property tax rates are comparatively low. The main
Shenendehowa School District complex is located about 10 minutes away, and there
is an elementary school located just outside the development, which serves most
of Country Knolls. Shenendehowa schools are among the top rated in the area, and
have especially strong sport teams.
Four major shopping complexes
are located under 10 minutes away, along with numerous restaurants and hotel
chains. Albany International Airport is 15 minutes away, and the Albany Railroad
station is approximately 25 minutes away. Numerous ski centers are located
between one half hour and two hours away, summer recreation abounds, whether at
Lake George (45 minutes north), the Adirondack mountains, or the numerous lakes,
rivers, parks or minor league stadiums in the area. |
